Sq Ft vs Plot Size: What's the Difference?

Q: What's the difference between plot size and built-up area?

Your plot size is the total land area you own (e.g., a 30×40 plot = 1,200 sq ft). Your built-up area is the actual constructed floor area inside the walls of your house, after deducting mandatory setbacks (gap from plot boundary).

For a typical 30×40 plot with 4-foot front, 3-foot side, and 3-foot rear setbacks, your usable footprint is around 22×33 = 726 sq ft per floor. If you build G+1, your total built-up area becomes around 1,450 sq ft across two floors — even though your plot is only 1,200 sq ft.

Quick formula: Built-up area per floor ≈ (Plot length − front setback − rear setback) × (Plot width − 2 × side setbacks)

A comfortable 3BHK requires 1,100–1,500 sq ft of built-up area. This includes 3 bedrooms (120–150 sq ft each), 2 bathrooms (40–50 sq ft each), a living-cum-dining room (250–300 sq ft), kitchen (80–100 sq ft), and circulation space (100–150 sq ft).

A budget 3BHK can be designed in 900–1,000 sq ft with compact rooms. A premium 3BHK with study room, master suite, and large kitchen needs 1,500–1,800 sq ft.

Q: What size house do I need for a family of 4?

A family of 4 is most comfortable in a 3BHK home of 1,200–1,500 sq ft built-up area. This typically requires a 30×40 or 30×50 plot in most Indian cities (factoring in setbacks).

If you prefer 4 bedrooms (with one as a study or guest room), aim for 1,500–2,000 sq ft built-up on a 30×60 or 40×50 plot.
