Choose your plot size based on three factors:

Family size & BHK need — As a rule, a 2BHK comfortably fits in 600–900 sq ft built-up area, a 3BHK needs 1,000–1,400 sq ft, and a 4BHK needs 1,500+ sq ft. So a 30×40 (1,200 sq ft) plot supports a 3BHK G+1, while a 20×30 (600 sq ft) plot works for a 2BHK single floor.

Setback requirements — Indian municipalities require setbacks (gap from plot boundary) on all sides. Typically 4–5 ft front, 3 ft sides, 5 ft rear. A 30×40 plot loses around 240 sq ft to setbacks — your real built-up area is 960 sq ft, not 1,200.

Future expansion — If you may add a floor later, pick a plot that supports G+1 or G+2 within the FAR limits of your municipality. Most Indian cities allow 1.5–2.0 FAR, meaning a 1,200 sq ft plot can have 1,800–2,400 sq ft total built-up area across all floors.
